Inspections

 

Housing Quality Standards (HQS) are HUD’s minimum quality standards for the Section 8
rental assistance program. HQS inspections are required both at initial occupancy of a unit
and annually during the term of the lease.
For subsidy payments to be approved, every unit
must pass these inspections. To help you get your property ready to pass, Belmont offers:

    Housing Quality Inspection Checklist

    This easy-to-use checklist helps assess in
    advance what work a property may need
    to pass a Section 8 inspection. To view it

Types of Inspections:

 

Initial: Conducted prior to assistance beginning.

·         Scheduled approximately 7-10 days after Belmont
approves the Request for Tenancy Approval.

·         The unit must be in move-in condition as determined
by the inspector or the unit will be rejected.

·         All repairs must be completed within
30 days of the first inspection.

·         Rental assistance will not begin until the unit passes
the inspection and payments cannot be made retroactively.

 

Annual: Conducted within 12 months of the initial or previous annual inspection.

·         All repairs must be completed within 30 days.

·         Payments will be abated if the unit does not
pass a reinspection within 30 days.

·         Once payments are abated, they cannot
be made retroactively.

 

Priority: Conducted at tenant or owner request for 

safety/maintenance issues which are not being resolved.

·         Emergency repairs must be made within 24 hours.

·         Non-emergency repairs must be made within 14 days.
