Community Manager
TITLE: Community Manager
REPORTS TO: Regional Property Manager
GRADE: 4 ($45-55K Annually) Full Time 35 hours per week
SUMMARY OF DUTIES: Manages assigned properties for owners in the most effective and economical manner, involving leasing, resident management, financial reporting and control, and works with the Maintenance Technician to ensure effective maintenance of the physical asset.
SUPERVISORY: Supervise Maintenance Technician
REQUIREMENTS: Requires Real Estate Salespersons License, successful completion of applicable regulatory and fair housing certifications, and basic property management certification within 12 months of employment.
EDUCATION &/or EXPERIENCE: Bachelor’s degree in related field plus one year relevant experience and training; or equivalent combination of education and related experience.
SKILLS: Ability to identify and resolve problems in a timely manner; to manage difficult or emotional customer situations; to manage competing demands and work effectively as a team member; to write and speak clearly; and to calculate figures and amounts such as percentages. A successful candidate will demonstrate considerable ability to treat others with respect and consideration regardless of their status or cultural differences.

Housing Specialist
TITLE: Housing Specialist
REPORTS TO: Housing Programs Manager
GRADE: 3 ($36-45K annually) Full Time, 35 hours per week
SUMMARY OF DUTIES: The successful candidate will be responsible for the administration of the rental assistance program for low-income families. This individual will assist clients with their housing searches and monitor the inspections of the tenant’s housing. They will also conduct income determinations for the program participants to determine continued eligibility. Must maintain accurate computer records and files.
SUPERVISORY: None
EDUCATION &/or EXPERIENCE: Candidate must have a Bachelor’s degree or Associate’s degree with two years related experience or equivalent combination of education and related experience. Related experience could include case management, customer service, teaching or training, social work and property management.
SKILLS: Ability to work independently and manage time and organize workflow. Interpersonal, listening, organizational and computing skills. Must be sensitive to people’s difficulties and capable of responding to clients in a non-judgmental manner.

Maintenance Technician
Maintenance Technician – 3 Positions Available
*Reliable transportation and valid driver’s license required*
Grade 3 ($20-23/hour)
Full Time (40 Hours/week)

Summary:
Responsible, under the direction of the Community Manager, for the overall maintenance of the physical plant and to keep the Community Managers and Senior Maintenance Technician fully informed of the site’s status.
Essential Duties and Responsibilities: The Maintenance Technician is directly responsible for supervising and/or performing the following:
- Preventative/scheduled maintenance programs
- Repair projects
- Purchasing and maintenance of materials, supplies, inventories, and good vendor relations
- Site custodial work
- Site grounds work
- Cycle painting – interior/exterior
- Apartment renovations/turns
- Site extermination program
- General site administration
- Safety
Education and/or Experience: High school diploma or general education degree (GED); four years relevant maintenance experience and/or training; or equivalent combination of education and experience.

Resident Services Coordinator
TITLE: Resident Services Coordinator
REPORTS TO: Regional Property Manager
GRADE: 4 ($43K to $55K Annually)
SUMMARY OF DUTIES: The Resident Services Coordinator’s (RSC) role is to enable residents to live as independently and self-sufficiently as possible by informing them of available resources, assisting them is obtaining the services they choose to use and advocating for the residents when necessary. The RSC is committed to working with people in a way this is non-judgmental, non-intrusive, confidential and that promotes resident empowerment, autonomy and dignity.
SUPERVISORY: None
EDUCATION &/or EXPERIENCE: MSW preferred or Master’s Degree in other related field (i.e. gerontology, mental health, counseling) and one to two years related experience working with senior citizens and/or adults with physical disabilities. A Bachelor’s degree (BA) in a related field will be considered with four years related experience. Related experience includes prior work as a resident service coordinator or working in a social service or educational position providing assessment and social service referrals.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Provides general service management which includes intake, education (services available and application procedures) and referral of residents to service providers in the general community. These social services may include meals-on-wheels, transportation, home health aides, homemakers, financial assistance, counseling, preventative health screening, and other needed services.
- Establish and maintain contacts at service provider agencies that would facilitate our residents getting the services they need. This also assists the RSC with their resident advocate responsibilities.
- Sponsors educational events, seeking resident input on the selection of subjects which could relate to health care, agency, support, life skills, referral sources, etc.
- Facilitates the formation of Resident Associations within a property (in conjunction with the Community Manager).
- Monitors the on-going provision of services from community agencies and keeps the case management and provider agency current with the progress of the individual. Manages the provision of supportive services where appropriate.
- Serves as a resident advocate and liaison with community agencies, networks with community providers and seeks out new services available to the residents.
- Assists the residents in building informal support networks with other residents, family and friends. Mediates disputes among residents or refer residents to mediation.
- Assists in resolving problems facing the housing community, concerning but not limited to, housing, crime prevention, transportation, meal programs, and health care.
- Other duties as assigned.
